Trenchless Sewer Repair Services

Are sewer backups disrupting your Seattle home? We offer trenchless repair from one or two small access points, with far less digging than an open trench.

Trenchless sewer repair fixes a failed side sewer from one or two access points instead of an open trench. Pro Sewer Repair cameras the line, then offers the trenchless method that fits — BlueLight UV-cured lining for a sound but leaking pipe, HammerHead pipe bursting for a deformed one — with the trade-offs in writing.

What is trenchless sewer repair?

Trenchless sewer repair is any method that repairs or replaces a sewer line without digging a trench along its full length. For the side sewers under Seattle-area houses that means two things: cured-in-place lining, which creates a new jointless pipe inside the old one, and pipe bursting, which pulls a new HDPE pipe through the old route while breaking the old pipe apart. Both are done from a cleanout or a small number of access pits, which can leave most of the yard undisturbed.

What trenchless does not mean is "no digging". Pits are usually still required, a spot repair still needs a hole at the marked spot, and a line with no cleanout needs an access point cut in. Whether your line can be done with far less digging is something only the camera can show — what trenchless does not mean goes through the real limits.

Which trenchless method fits my sewer line?

The camera footage decides. Lining needs a host pipe that is still round and continuous. The lining-or-bursting guide compares them in depth; the short version:

  • Clay or concrete with joint problems, still round — a BlueLight liner seals the joints it covers from the inside, usually from a cleanout.
  • Orangeburg, or a pipe that has gone oval or lost its crown — pipe bursting installs a brand-new pipe through the same path from two pits.
  • One collapsed section in an otherwise good line — a targeted spot repair at the marked spot, then a liner or new pipe through the rest if it needs it.
  • A line that is undersized, badly bellied or blocked by a utility crossing — sometimes open excavation is still the right answer, and we will say so.

How does a trenchless sewer job go?

  1. Camera inspection. Material, defects with distances, grade, and a surface trace with depths. You watch the monitor. See what a camera inspection involves.
  2. Options in writing. Each method that fits, with its scope, access points, restoration and permit.
  3. Permit. Inside Seattle, a side sewer permit from Seattle Public Utilities; elsewhere, the city or sewer district. We manage the permit requirements, and they’re explained and built into your written scope.
  4. Prep. The line is jetted clean, roots are cut back, offsets ground smooth, scale removed; the camera confirms the host is ready.
  5. Install and cure, or burst and pull. What the day looks like.
  6. Proof. A final camera pass where it applies, the permit inspection before anything is buried, restoration, and the written paperwork for your job.

Why trenchless matters more on Seattle lots

Seattle lots are narrow and used hard — gardens, parking pads, a shop in back, a townhome row sharing one lateral — and a lot of the housing stock is old enough to have clay, concrete or Orangeburg underneath. Trenchless methods can leave most of a century-old lot undisturbed while replacing a century-old pipe. On the hillsides, where the main is deep, avoiding a trench also avoids shoring and a much bigger restoration bill. The house-age pipe guide says what is probably under your house; the neighborhood pages under Seattle go street by street. Roots are the other Seattle constant: how to prevent and remove root intrusion explains why a jointless liner or a new pipe can end the cycle.

What does trenchless sewer repair cost compared with digging?

We do not publish price ranges, because the number depends on the method, the length and depth of the run, the number of pits, what is on top of the line, the permit and the restoration. What trenchless changes is the restoration line of the estimate: a few small pits instead of a trench usually means far less re-laying of a driveway, rebuilding of a retaining wall or replacing of mature plantings. That is often where a trenchless bid comes out ahead even when the pipe work itself costs more, and it is why we price every option side by side in writing rather than quoting one method from the curb. The bid-comparison guide shows what to line up; financing is available through Service Finance.

Trenchless repair for property managers and shared lines

For multifamily buildings, townhome rows and HOAs, the case for trenchless is access as much as landscaping: a liner from a cleanout can often be installed with the building occupied and most of the parking undisturbed, and we show you what the camera found. How sewer lines work in a townhome and who pays when a shared side sewer fails cover the ownership questions that usually come first.

Why Pro Sewer Repair for trenchless work?

Trenchless is a strategic focus, not a sideline. The crews run HammerHead trenchless equipment and BlueLight UV lining, and the company has been family-owned and sewer-first in Seattle since 2017. You see every option on the screen before a number, estimates and second opinions are free, a real person answers 24 hours a day, 365 days a year, and financing is available through Service Finance. Trenchless Sewer Repair: questions people also ask

What does trenchless sewer repair mean?

It means the sewer is repaired or replaced without digging a trench along its full length. A liner is installed from a cleanout or one small pit; pipe bursting pulls a new pipe through the old route from two pits. It usually still involves some excavation - 'trenchless' is not 'no digging'.

Is trenchless always the best option?

No. Lining needs a host pipe that is still round and continuous; bursting needs a route without conflicting utilities and room for two pits. A fully collapsed section, a badly bellied run or a short shallow line under lawn can make a spot repair or open excavation the better answer. We recommend trenchless when it fits the pipe, the access and the long-term result.

What is BlueLight?

BlueLight is the UV-cured lining system Pro Sewer Repair uses. A fibreglass liner with a light-activated resin is inflated inside the old pipe, then an LED light head is pulled through and hardens it under camera. It is faster than steam or hot-water cures and the technician watches the cure happen.

Will trenchless protect my landscaping, driveway and trees?

It can significantly reduce surface disruption - a liner usually goes in from a cleanout or one small pit, and bursting usually needs two pits. Exact access and restoration depend on where the pits land and what is on top of the line; we show you that on the surface trace before you decide.

How long does trenchless sewer repair last?

We publish only the durability language the installed system and the written warranty support, not a made-up number of years. Full sewer replacements carry a transferable lifetime parts-and-labor warranty, subject to the written warranty terms; for lining and bursting, you get written paperwork for your job.
