Sewer questions, answered straight

Everything Seattle homeowners ask us — pricing, drain backups, root intrusion, trenchless repair, and more. Still stuck? Just call.

General Questions

What payment options do you accept?
Financing is available through Service Finance. Ask us about accepted payment methods when you get your written estimate; the scope and price are in writing before any work begins.
Do you offer discounts or financing?
Our standing offers are the same every day: a free on-site estimate, a free second opinion on another contractor's sewer bid, and financing through Service Finance on larger jobs such as a full sewer line replacement, subject to the lender's credit approval.
Are you available for emergencies?
Yes. A real person answers our phones 24 hours a day, 365 days a year. Call (425) 478-3133 whenever it happens. In the meantime, stop running water, avoid flushing, and keep people and pets out of any area where sewage has backed up.
How does your pricing work?
On-site estimates are free. We camera-inspect the line, show you what the camera sees, walk you through the repair options, and give you a written price before any work begins. Because sewer work depends on what the inspection finds (pipe material, depth, roots, collapse, permit requirements), we don't publish flat prices online. If you already have a bid from another contractor, we'll give you a free second opinion on it.
Are you licensed and insured?
Yes. Pro Sewer Repair LLC is a Washington-registered contractor, L&I registration no. PROSESR814OC. Washington requires every registered contractor to keep a surety bond and general liability insurance on file to stay registered, and you can verify our registration any time on the Washington L&I contractor lookup. We are a sewer specialist (sewer replacement, trenchless repair, camera inspection and drain cleaning), not a general plumbing company.
What areas does Pro Sewer Repair serve?
We're based at 9824 Lake City Way NE in Seattle and serve the Greater Seattle and Puget Sound area, including Shoreline, Edmonds, Mountlake Terrace, Lynnwood, Everett, Bothell, Kenmore, Snohomish, Bellevue, Kirkland and Redmond. Not sure if you're in our coverage area? Call (425) 478-3133 and we'll let you know.

Pipe Bursting Services

What is pipe bursting?
A trenchless replacement method. A bursting head is pulled through the old sewer from one access pit to another, breaking the old pipe apart and pushing the pieces into the surrounding soil while a new HDPE pipe is drawn in behind it along the same route. You end up with a brand-new, jointless pipe without trenching the run.
When is pipe bursting a good fit?
When the pipe has to be replaced rather than lined - Orangeburg that has gone oval, concrete that has lost its crown, collapsed or badly deformed sections, or a line that is undersized - and when the route, access and nearby utilities allow two pits and a straight pull. The camera inspection and the surface trace decide.
Does pipe bursting require any digging?
Yes, usually two access pits: one where the pull starts and one where the new pipe connects, typically at the house and at the property line or the main. The run between them is not trenched. We do not describe pipe bursting as 'no digging'.
Can pipe bursting increase my pipe size?
Sometimes - the bursting head can be sized to open the bore for a larger pipe - but it depends on the soil, the depth and what is nearby. We do not promise upsizing until the site and the design have been reviewed.
How does pipe bursting compare with lining?
Lining rehabilitates the inside of an existing pipe and needs a round, continuous host. Bursting installs a completely new pipe along the old route. Lining is usually the answer for clay with joint problems; bursting for Orangeburg, collapse and deformation. We show you which fits your line.

Sewer Camera Inspection Services

What can a sewer camera inspection show?
The pipe material, roots, offsets, cracks, bellies where water pools, scale, grease, a collapsed section, and the condition of the connection at the main - each with a distance from the entry point. The camera head carries a radio sonde, so the line's route and depth are marked on the surface too.
Will I see the footage?
Yes. You watch the monitor with the technician during the inspection, and the findings are explained in plain language. Visual evidence is how we show you what the line needs instead of asking you to take our word for it.
Does a camera inspection mean I need a sewer replacement?
No. The purpose is diagnosis and options. Many inspections end with a cleaning, a spot repair, or simply a record that the line is fine. When the footage does show a failing line, you see every viable fix with its trade-offs before a price.
Can you inspect a sewer for a home purchase or for a property manager?
Yes. A pre-purchase sewer scope is a common request, and documented inspections for property managers, HOAs and real-estate decisions are a priority service - the written findings become the building's record.
What happens after the scope?
We explain what the camera found, show you the options that fit - cleaning, lining, spot repair, bursting or replacement, or nothing - and help you decide the right next step. Estimates and second opinions are free.

Sewer Drain Cleaning Services

Is the clog the whole problem?
Not always. A clog that comes back after cabling is usually a symptom - roots at a joint, a belly holding water, a broken section. When that pattern shows up we put a camera in the line so you can see why it keeps happening before you pay to clear it again.
Will you camera the line?
When it is warranted, yes. A first-time kitchen clog does not need a camera; a main line that has been cabled twice this year does. The inspection shows what the cable cannot - the cause.
Do you hydrojet?
Yes. Hydrojetting uses high-pressure water to scour grease, scale, sediment and root regrowth off the pipe wall. We use it when the camera shows buildup a cable would only punch a channel through, and we cable instead when the pipe is too fragile to jet.
Are you available after hours?
Yes - Pro Sewer Repair is open 24 hours a day, 365 days a year, and a real person answers the phone. A backup does not wait for business hours.
Why use a sewer company for drain cleaning?
We clear the immediate blockage and, when the camera shows an underlying sewer problem, show you the repair options - lining, pipe bursting or replacement - in writing. We are a sewer company first; we do not do general plumbing.

Sewer Lining Services

What is sewer lining (CIPP)?
Cured-in-place pipe lining places a resin-saturated liner inside the existing sewer, presses it against the pipe wall and hardens it into a new, jointless pipe. The old pipe becomes the form; the liner becomes the sewer. Pro Sewer Repair installs BlueLight UV-cured liners, which are cured under an LED light head.
Can every sewer line be lined?
No. A liner needs a host pipe that is still round and continuous - good for clay and concrete with joint problems. Orangeburg that has gone oval, a collapsed section, or a line that has lost its grade cannot be lined reliably; those are pipe bursting or spot-repair jobs. The camera inspection tells us which yours is.
How is BlueLight different from steam-cured lining?
Traditional liners are felt saturated on site and cured with hot water or steam for an hour or more. BlueLight uses a factory-impregnated fibreglass liner with a light-activated resin, cured by an LED lamp train pulled through at a set speed under camera. It is faster, needs no boiler, gives a thinner and stronger wall, and lets the technician watch the cure.
Does lining require digging?
Usually very little. When the line has a usable cleanout, the liner can go in from there with far less digging in the yard. Without a cleanout, one small access pit is cut. Of the trenchless methods, lining usually needs the least digging - and only when the line is a suitable host.
Is sewer lining warrantied?
For lining work, you get written paperwork for your job. Full sewer replacements carry a transferable lifetime parts-and-labor warranty, subject to the written terms.

Sewer Repair Services

How do I know if my sewer line is broken?
The usual signs are several drains slowing at once, a toilet that gurgles when the shower or washer runs, sewage odor indoors or in the yard, a soggy or unusually green patch over the line, or a backup at the lowest drain. Any one of those on its own can be a clog; together, or repeating, they point to the sewer line. A camera inspection settles it.
Will you repair just the broken section, or replace the whole line?
Whichever the footage supports. One collapsed joint, one belly or one failed tap in an otherwise round pipe is a spot repair - a few feet of excavation at the marked spot. Defects at several points, deformed material like Orangeburg, or more bad footage than good is a whole-line job, trenchless where the route allows. You see both options in writing.
Do you fix sewer lines without digging up the yard?
Often, yes. A BlueLight liner works from a cleanout or one small pit and pipe bursting from two pits, which can leave most of the yard undisturbed. Some digging is usually still involved, and a fully collapsed section cannot be lined - we say which methods your line qualifies for before you decide.
Is sewer repair an emergency?
A backup into the house is. Stop running water, keep people out of the affected area, and call - Pro Sewer Repair is open 24 hours a day, 365 days a year, and a real person answers. A slow drain or an odor is urgent but not tonight; the Learning Center's backup-tonight guide covers what to do first.
Is sewer repair warrantied?
Full sewer replacements carry a lifetime parts-and-labor warranty that transfers to the next homeowner, subject to the written terms you receive with your estimate. For repairs, lining and bursting, you get written paperwork for your job.

Sewer Replacement

How do I know whether I need a full sewer replacement?
You don't until the line has been cameraed. We put a camera in first and show you whether the problem is one bad section (a spot repair), a line that can be rehabilitated from the inside (a liner), or material that is failing along its length (a replacement). The footage decides, not the salesperson.
Do I have to dig up my whole yard for a sewer replacement?
Not always. Pipe bursting replaces the line end to end from two access pits, and a BlueLight liner works from a cleanout or one pit. Trenchless methods fit many Seattle lines; the camera shows whether yours is one. They still usually need some excavation, and a fully collapsed section cannot be lined - we will tell you which methods your line qualifies for.
What options will I be shown?
Every one that fits your line: a targeted spot repair, a cured-in-place liner, pipe bursting, or open excavation, each with its trade-offs for your yard, driveway, timeline and long-term outcome. You choose with the evidence in front of you. Estimates and second opinions are free.
Is there a warranty on a sewer replacement?
Yes. Full sewer replacements from Pro Sewer Repair carry a lifetime parts-and-labor warranty that transfers to the next homeowner, subject to the written warranty terms you receive with your estimate. For liners, bursting and spot repairs, you get written paperwork for your job.
Who handles the Seattle side sewer permit?
We explain the permit requirements and build them into your written scope. Inside Seattle city limits a side sewer permit is issued by Seattle Public Utilities (since October 1, 2025); work in the street or planting strip can also need a separate SDOT permit. The permit, the inspection before backfill and a final camera pass where it applies are written into your scope.

Trenchless Sewer Repair Services

What does trenchless sewer repair mean?
It means the sewer is repaired or replaced without digging a trench along its full length. A liner is installed from a cleanout or one small pit; pipe bursting pulls a new pipe through the old route from two pits. It usually still involves some excavation - 'trenchless' is not 'no digging'.
Is trenchless always the best option?
No. Lining needs a host pipe that is still round and continuous; bursting needs a route without conflicting utilities and room for two pits. A fully collapsed section, a badly bellied run or a short shallow line under lawn can make a spot repair or open excavation the better answer. We recommend trenchless when it fits the pipe, the access and the long-term result.
What is BlueLight?
BlueLight is the UV-cured lining system Pro Sewer Repair uses. A fibreglass liner with a light-activated resin is inflated inside the old pipe, then an LED light head is pulled through and hardens it under camera. It is faster than steam or hot-water cures and the technician watches the cure happen.
Will trenchless protect my landscaping, driveway and trees?
It can significantly reduce surface disruption - a liner usually goes in from a cleanout or one small pit, and bursting usually needs two pits. Exact access and restoration depend on where the pits land and what is on top of the line; we show you that on the surface trace before you decide.
How long does trenchless sewer repair last?
We publish only the durability language the installed system and the written warranty support, not a made-up number of years. Full sewer replacements carry a transferable lifetime parts-and-labor warranty, subject to the written warranty terms; for lining and bursting, you get written paperwork for your job.

Water Line Repair Services

Does Pro Sewer Repair work on water lines?
Yes. Repairing and replacing the underground water service line - the pipe between the meter and the house - is an active secondary service. It is not a general plumbing service: we do not do water heaters, faucets or fixtures.
How do I know my water line is leaking?
A whole-house drop in pressure, a water bill that jumps with no change in use, a wet or unusually green patch between the meter and the house, water at the foundation, or the meter turning when everything inside is off. Discolored water can point to old galvanized pipe.
Can a water line be replaced without digging up the yard?
Sometimes. Depending on the route, the soil and the material, a new line can be pulled through or alongside the old path from two pits instead of trenching. We do not promise a trenchless water line until the site has been evaluated.
Can you replace the whole water line?
Yes, when replacement is the correct scope - old galvanized steel that is corroding from the inside, a line that has been patched repeatedly, or a route that needs to move. You see repair and replacement side by side, in writing, before a price.
Is water line repair a 24/7 service?
Yes. A broken water service line is an emergency for the house and can be one for the foundation. Pro Sewer Repair is open 24 hours a day, 365 days a year, and a real person answers the phone.

Pipe Bursting in Seattle, WA

What is pipe bursting?
A trenchless replacement method. A bursting head is pulled through the old sewer from one access pit to another, breaking the old pipe apart while a new HDPE pipe is drawn in behind it along the same route. You end up with a brand-new, jointless pipe without trenching the run.
When is pipe bursting the right fit for a Seattle sewer?
When the pipe has to be replaced rather than lined - Orangeburg that has gone oval, concrete that has lost its crown, collapsed or deformed sections, or an undersized line - and when the route, access and nearby utilities allow two pits and a straight pull. The camera and the surface trace decide.
Does pipe bursting require any digging?
Yes, usually two access pits - typically at the house and at the property line or the main. The run between them is not trenched. We do not describe pipe bursting as 'no digging'.
How does pipe bursting compare with lining?
Lining rehabilitates the inside of an existing pipe and needs a round, continuous host. Bursting installs a completely new pipe and works on a deformed host as long as the bursting head can follow the old route. We show you which fits your line, in writing, before a price.

Sewer and Drain Cleaning in Bellevue, WA

Is the clog the whole problem, or is my Bellevue sewer line failing?
Not always. A clog that comes back after cabling is usually a symptom - roots at a joint, a belly holding water, or a broken section. When that pattern shows up in Bellevue we put a camera in the line so you can see why it keeps happening before you pay to clear it again.
Do you hydrojet in Bellevue?
Yes. Hydrojetting uses high-pressure water to scour grease, scale, sediment and root regrowth off the pipe wall and restore the line's full diameter. We use it when the camera shows buildup a cable would only punch a channel through, and cable instead when the pipe is too fragile to jet.
Are you available after hours in Bellevue?
Yes. Pro Sewer Repair is open 24 hours a day, 365 days a year, and a real person answers the phone. A backup does not wait for business hours.
Why call a sewer company instead of a general plumber for drain cleaning?
Because we can clear the immediate blockage and, when the camera shows an underlying sewer problem, continue into diagnosis and show you every viable option - lining, pipe bursting or replacement. We are a sewer-first company; we do not do general plumbing.

Yes. Pro Sewer Repair is open 24 hours a day, 365 days a year, and a real person answers the phone. A backup does not wait for business hours.
Why call a sewer company for drain cleaning?
Because we can clear the immediate blockage and, when the camera shows an underlying sewer problem, show you every viable option - lining, pipe bursting or replacement. We are a sewer-first company; we do not do general plumbing.

Is the clog the whole problem, or is my Shoreline sewer line failing?
It depends. A clog that comes back after cabling is usually a symptom - roots at a joint, a belly holding water, or a broken section. When that pattern shows up in Shoreline we put a camera in the line so you can see why it keeps happening before you pay to clear it again.

Sewer Camera Inspection in Seattle, WA

What can a sewer camera inspection show?
The pipe material, roots, offsets, cracks, bellies, scale, grease, a collapsed section and the connection at the main - each with a distance from the entry point. The camera head carries a radio sonde, so the route and depth are marked on the surface too.
Will I see the footage?
Yes. You watch the monitor with the technician, and the findings are explained in plain language.
Does a camera inspection mean I need a sewer replacement?
No. The purpose is diagnosis and options. An inspection can end with a cleaning, a spot repair, or confirmation that the line is fine. When the footage does show a failing line, you see every viable fix with its trade-offs before a price.
Can you scope a sewer for a Seattle home purchase or a property manager?
Yes. We do pre-purchase sewer scopes and inspections for property managers, HOAs and real-estate decisions, and we show you what the camera found.

Sewer Lining in Seattle, WA

What is sewer lining (CIPP)?
Cured-in-place pipe lining places a resin-saturated liner inside the existing sewer, presses it against the pipe wall and hardens it into a new, jointless pipe. Pro Sewer Repair installs BlueLight UV-cured liners, which harden under an LED light head, under camera.
Can every Seattle sewer line be lined?
No. A liner needs a host pipe that is still round and continuous - good for clay and concrete with joint problems. Orangeburg that has gone oval, a collapsed section or a line that has lost its grade cannot be lined reliably; those are pipe bursting or spot-repair jobs. The camera tells us which yours is.
Does lining require digging?
Usually very little. With a cleanout, the liner can usually go in from there, which can leave the yard undisturbed; without one, a single small access pit is cut. Lining is usually the trenchless method with the least digging, and only when the line is a suitable host.
Is sewer lining warrantied?
You get written paperwork for your job. The transferable lifetime parts-and-labor warranty on full sewer replacements, subject to the written warranty terms, applies only to full replacements, not to lining.

Sewer Repair in Bellevue, WA

How do I know whether my Bellevue sewer line needs a repair or a full replacement?
The camera decides. If the problem is one bad section - an offset joint, a root-broken tap, a short belly - a targeted spot repair may be the fix, or lining may be an option; the camera shows whether it fits. If the material is failing along its length, replacement is the long-term answer. You see both options with the footage, in writing, before a price.
Do I have to dig up my whole yard?
Not always. Trenchless methods - a BlueLight liner or pipe bursting - usually work from a cleanout or one or two access pits and fit many lines; the camera shows whether yours is one. They still usually need some excavation, and a fully collapsed section cannot be lined. We tell you which methods your line qualifies for.
What options will I be shown?
Every one that fits your line: spot repair, CIPP lining, pipe bursting, or open excavation, each with its trade-offs for your yard, driveway, timeline and long-term outcome. Estimates and second opinions are free.
Is sewer repair in Bellevue warrantied?

Sewer Replacement in Snohomish, WA

How do I know whether I need a full sewer replacement in Snohomish?
You don't until the line has been cameraed. We put a camera in first and show you whether the problem is one bad section (a spot repair), a line that can be rehabilitated from the inside (a liner), or material failing along its length (a replacement). The footage decides.
Do I have to dig up my whole yard for a sewer replacement?
Not always. Pipe bursting replaces the line end to end from two access pits, and a BlueLight liner works from a cleanout or one pit. Trenchless methods fit many lines; they still usually need some excavation, and a fully collapsed section cannot be lined. We will say which methods your line qualifies for.

Trenchless Sewer Repair in Seattle, WA

What does trenchless sewer repair mean?
It means the sewer is repaired or replaced without digging a trench along its full length - a liner from a cleanout or one small pit, or pipe bursting from two pits. It usually still involves some excavation; 'trenchless' is not 'no digging'.
Is trenchless always the best option for a Seattle sewer?
No. Lining needs a host pipe that is still round; bursting needs a route without conflicting utilities and room for two pits. A fully collapsed section, a bad belly or a short shallow run under lawn can make a spot repair or open excavation the better answer. We recommend trenchless when it fits the pipe, the access and the long-term result.
What is BlueLight?
The UV-cured lining system Pro Sewer Repair uses. A fibreglass liner with a light-activated resin is inflated inside the old pipe, then an LED light head is pulled through and hardens it under camera - faster than steam or hot-water cures.
Will trenchless protect my landscaping and driveway?
It can significantly reduce surface disruption: a liner usually goes in from a cleanout or one small pit, and bursting usually needs two pits. Exact access and restoration depend on where the pits land; we show you that on the surface trace before you decide.

Water Line Repair in Seattle, WA

Does Pro Sewer Repair work on water lines in Seattle?
Yes. Repairing and replacing the underground water service line - the pipe between the meter and the house - is an active secondary service. We do not do water heaters, faucets or fixtures.
How do I know my water line is leaking?
A whole-house drop in pressure, a water bill that jumps with no change in use, a wet or unusually green patch between the meter and the house, water at the foundation, or the meter turning when everything inside is off.
Can a water line be replaced without digging up the yard?
Sometimes. Depending on the route, the soil and the material, a new line can be pulled from two pits instead of trenching. We do not promise a trenchless water line until the site has been evaluated.
Can you replace the whole water line?
Yes, when replacement is the correct scope - corroded galvanized steel, a line that has been patched repeatedly, or a route that needs to move. You see repair and replacement side by side, in writing, before a price.
