Wallingford: a bungalow neighborhood with bungalow-era pipe

Walk any block between 45th and the Ship Canal and you’re looking at houses built in a single burst, roughly 1905 to 1925. Wallingford is one of the most intact Craftsman neighborhoods in Seattle, and the consistency above ground is matched below it: short-section vitrified clay laterals with mortared joints, running from the house to a main that’s often just as old. Clay itself is remarkably durable. The joints are not. After a hundred years, the mortar is gone and each joint is a gap.

Roots are the Wallingford problem

Wallingford’s big street trees and the maples, cedars and laurels in every yard are the neighborhood’s charm and its side sewers’ undoing. Fine roots enter through the open joints, thicken into a mat, catch paper, and back the line up. A common pattern in Wallingford is a line that has been cabled every year or two. Cabling cuts the roots; it can’t close the joint they came through.

How we close the joint

  1. Camera inspection. We look at the line on camera for root intrusions and check whether the pipe is round and sound — the condition a liner needs.
  2. Hydrojetting. High-pressure water removes the root mass and scale so the liner bonds to clean pipe.
  3. BlueLight UV-cured lining. A resin-saturated liner is cured in place into a continuous, jointless pipe inside the clay. With no joints left, roots have far fewer ways in. It is usually done from a single access point.

When the camera finds a collapsed or badly offset section instead, we say so, and the options change: a targeted spot repair or pipe bursting for the run. Full sewer replacements carry a transferable lifetime parts-and-labor warranty, subject to the written warranty terms. Instead of the same clearing every spring, you see the options for closing the joints.

Permits in Seattle

Side-sewer repairs and replacements inside Seattle city limits need a side-sewer permit, issued by Seattle Public Utilities since October 1, 2025. The side sewer is private property from the house to the connection at the public main, so the permit is the homeowner’s responsibility — which is why we explain the permit requirements and build them into your written scope. Work in the street or planting strip can also need a separate SDOT permit.
