Lake City is our home neighborhood
Our shop is at 9824 Lake City Way NE, so this is our own neighborhood. The more useful thing to know about Lake City is what’s under it.
Postwar pipe, sewered after annexation
Lake City was annexed by Seattle in 1954, and much of it was built in the decades on either side of that date — the 1940s through the 1960s. That is the concrete and Orangeburg era of side sewers. Orangeburg is a bituminous fiber pipe that was widely used in postwar construction; on camera it’s the material most likely to show up deformed, blistered or collapsed. Concrete pipe from the same years cracks along its length and lets roots in. And because parts of north Seattle were on septic systems until sewers were extended after annexation, some laterals were installed later than the house, connected in ways that only a camera can sort out.
What older Lake City lines can show on camera
- Ovalized Orangeburg — the bore is no longer round, the crown is sagging, and a cable makes it worse.
- Cracked concrete with roots from the neighborhood’s mature trees, especially near Thornton Creek.
- Bellies on the flatter blocks toward the creek and the lake.
The fix, chosen from the footage
An Orangeburg line that has lost its shape is a replacement, and pipe bursting does it with far less digging than a trench: the old pipe is fractured in place and a new seamless line is pulled through from a couple of access pits. A cracked-but-round concrete line is often a candidate for a BlueLight UV-cured liner. Full sewer replacements carry a transferable lifetime parts-and-labor warranty, subject to the written terms. We’ll show you which options your line qualifies for before anything is quoted — and if you have another bid, the second opinion is free.
Permits in Seattle
Side-sewer repairs and replacements inside Seattle city limits need a side-sewer permit, issued by Seattle Public Utilities since October 1, 2025. The side sewer is private property from the house to the connection at the public main, so the permit is the homeowner’s responsibility — which is why permit requirements are explained and built into your written estimate. Work in the street or planting strip can also need a separate SDOT permit. The permit and inspection put the work on record for the property.
