Sewer Repair & Replacement in Magnolia

Bluffs, big lots and mid-century pipe. Magnolia laterals are long, often concrete or Orangeburg, and buried in ground that has a history of moving.

Pro Sewer Repair repairs and replaces side sewers in Magnolia, Seattle — camera-verified, permitted through Seattle Public Utilities, with BlueLight lining and pipe bursting where the line qualifies. Open 24/7/365; estimates and second opinions are free.

Magnolia is built on a bluff, and its sewers know it

Magnolia grew up in the 1920s through the 1950s on the high ground west of Queen Anne, ringed by bluffs above Puget Sound and Salmon Bay. That timing matters. The neighborhood’s side sewers were laid at the end of the clay era and through the concrete and Orangeburg years — and Orangeburg, a bituminous fiber pipe used through the postwar decades, is the material most likely to be found deformed or collapsed on a camera inspection today. Magnolia’s soils add the second factor: glacial till and clay layers over sand that have produced slides on the neighborhood’s western faces in wet winters.

What the camera can show in Magnolia lines

  • Ovalized or blistered Orangeburg. The pipe wall softens and sags; the camera shows an oval bore, a flattened crown, or a section it can’t pass. Cleaning a line like this can make it worse.
  • Cracked concrete with root intrusion. Mid-century concrete pipe cracks longitudinally; roots follow the crack.
  • Long laterals on large lots. Bigger yards mean longer runs, more joints and more places to fail — and a much bigger trench if you dig.

Options for a Magnolia line

An Orangeburg line that has lost its shape is usually a replacement, and on a big Magnolia lot that’s exactly where pipe bursting earns its keep: the old pipe is fractured in place while a new seamless line is pulled through, which can leave most of the lawn, hedges and driveway undisturbed. Concrete that’s cracked but round can often be lined with BlueLight UV-cured CIPP. Full sewer replacements carry a transferable lifetime parts-and-labor warranty, subject to the written warranty terms. We put the camera down the line first and show you which of those your pipe qualifies for.

Permits in Seattle

Side-sewer repairs and replacements inside Seattle city limits need a side-sewer permit, issued by Seattle Public Utilities since October 1, 2025. The side sewer is private property from the house to the connection at the public main, so the permit is the homeowner’s responsibility — which is why we explain the permit requirements and build them into your written scope. Work in the street or planting strip can also need a separate SDOT permit.
