Sewer Repair & Replacement in Beacon Hill

A long ridge with steep faces. Beacon Hill laterals run downhill to the Duwamish side and the Rainier Valley side, and the slopes have had a century to move them.

Pro Sewer Repair repairs and replaces side sewers in Beacon Hill, Seattle — camera-verified, permitted through Seattle Public Utilities, with BlueLight lining and pipe bursting where the line qualifies. Open 24/7/365; estimates and second opinions are free.

Beacon Hill is a ridge, and its laterals run off both sides

Beacon Hill runs north–south as a long ridge with Jefferson Park on top, dropping steeply west toward Interstate 5 and the Duwamish and more gently east to the Rainier Valley. The houses date from the early 1900s on the north end through the 1940s farther south, which puts most of the neighborhood’s side sewers in the clay and early-concrete years. On the steep western face, those rigid pipes have been sitting in slowly moving ground for a very long time.

The slope problems

  • Offset joints. Where the hillside has crept, a clay or concrete lateral steps at a joint. The camera shows the ledge; the ledge catches everything.
  • Grade transitions. A steep run that flattens near the main is where solids drop out and recurring clogs live.
  • Roots from the park’s trees and the older streets’ plantings, in every open joint.

What we’d rather do than dig a hillside

A BlueLight UV-cured liner can bridge offset joints and seal the run, usually from a single access point instead of a trench across a terraced Beacon Hill yard. Where a section has collapsed or the run has lost its grade, pipe bursting replaces it from a couple of access pits. A short failed section near the house is often a targeted spot repair. Full replacements carry a transferable lifetime parts-and-labor warranty, subject to the written terms. We put the camera in first, show you the footage, and lay out every option that fits.

Duplexes, ADUs and older multifamily

Beacon Hill has a lot of houses that became two or three homes. When one lateral serves several units, the camera tells you whose problem it really is and what the shared line actually looks like — useful for owners and property managers alike.

Permits in Seattle

Side-sewer repairs and replacements inside Seattle city limits need a side-sewer permit, issued by Seattle Public Utilities since October 1, 2025. The side sewer is private property from the house to the connection at the public main, so the permit is the homeowner’s responsibility — which is why we manage the permit requirements and build them into your written scope. Work in the street or planting strip can also need a separate SDOT permit. The permit and its inspection go on record for your line.
