Ballard’s sewers were built for a different city
Ballard was its own city until Seattle annexed it in 1907, and a lot of what’s under the neighborhood dates from that era or the building boom that followed. The Craftsman bungalows between Market Street and the Ship Canal were plumbed with vitrified clay side sewers laid in short sections with mortared joints — a material that lasts a very long time as a pipe and a very short time as a joint. A century of root growth, ground settlement and traffic has worked on every one of those joints.
Ballard also sits low. South of Market the ground flattens toward Salmon Bay and the canal, which means shallow lines with little fall. A lateral with barely enough slope to begin with doesn’t need much of a belly before it starts holding water and paper.
Common sewer problems in Ballard
- Roots at clay joints. Ballard’s street trees and old plantings find every mortared joint. This is the neighborhood’s signature backup: a line that clears with a cable, runs for a season, and clogs again.
- Bellies near the canal. Flat runs that have settled into a low spot hold standing water. Cleaning helps for a while; the fix is grade, not another clearing.
- Shared and altered laterals. Where a bungalow lot became three townhomes, the original side sewer was often tied into, extended or partially replaced. The camera sorts out what was actually done.
The fixes that fit Ballard lots
Ballard lots are narrow and the yards are used — gardens, parking pads, a shop in back. That makes trenchless methods especially worthwhile here. A BlueLight UV-cured liner seals the clay joints from the inside, usually from a cleanout or one small access pit, which can leave most of the yard undisturbed, and it’s the usual answer for a root-prone but structurally sound line. Where the pipe has lost grade or collapsed, pipe bursting pulls a new HDPE line through the old path from a couple of access pits, and full replacements carry a transferable lifetime parts-and-labor warranty, subject to the written terms. A short collapsed section near the house is often a targeted spot repair. We show you all of it on the screen before anything is quoted.
Permits in Seattle
Side-sewer repairs and replacements inside Seattle city limits need a side-sewer permit, issued by Seattle Public Utilities since October 1, 2025. The side sewer is private property from the house to the connection at the public main, so the permit is the homeowner’s responsibility — which is why we handle it as part of the job and put it in the estimate. Work in the street or planting strip can also need a separate SDOT permit.
