Sewer Repair & Replacement in Green Lake
A neighborhood built around a lake has water in the ground. Infiltration, roots from the big street trees, and 1910s–30s clay joints under some of Seattle’s best-loved bungalows.
Pro Sewer Repair repairs and replaces side sewers in Green Lake, Seattle — camera-verified, permitted through Seattle Public Utilities, with BlueLight lining and pipe bursting where the line qualifies. Open 24/7/365; estimates and second opinions are free.
Green Lake’s side sewers live in wet ground
The lake itself is the clue. Green Lake is a glacial lake whose level was lowered in the early 1900s to make the park, and the neighborhoods around it — the bungalow streets between the lake, Woodland Park and Aurora — sit on ground where the water table is close to the surface for much of the year. A side sewer buried in saturated soil doesn’t just carry water out; through every cracked joint it lets groundwater in.
The Green Lake pattern: it’s worse when it rains
If your drains slow down after a few days of rain, or a basement floor drain burps when the ground is wet, the camera will very often show the reason: joints in a 1910s–30s clay lateral that have opened enough to admit groundwater, silt and roots. The line is carrying its own flow plus the yard’s. Roots are the other half of the story. Green Lake’s streets are lined with mature trees, and roots follow water into exactly those open joints.
- Infiltration at joints — visible on camera as water weeping in from the sides, and silt deposits downstream.
- Root masses that regrow each season after cabling.
- Bellies where saturated soil has let the pipe settle.
Why lining is the usual Green Lake answer
A structurally sound clay line with leaking joints is the textbook case for a cured-in-place liner. BlueLight UV-cured CIPP creates a continuous, jointless pipe inside the old one, which is designed to keep roots and groundwater out of those joints — usually from a single access point, which can leave most of the garden undisturbed. Where a run has settled into a belly, the usual fix is a targeted dig to re-set the grade. Full sewer replacements carry a transferable lifetime parts-and-labor warranty, subject to the written warranty terms. Either way, the diagnosis comes first and you see it on the screen.
Permits in Seattle
Side-sewer repairs and replacements inside Seattle city limits need a side-sewer permit, issued by Seattle Public Utilities since October 1, 2025. The side sewer is private property from the house to the connection at the public main, so the permit is the homeowner’s responsibility — which is why we explain it and build it into your written scope. Work in the street or planting strip can also need a separate SDOT permit.
